Booz Allen expands presence at Water’s Edge
Manekin, LLC has completed leasing of all buildings constructed to date at Water’s Edge Corporate Campus: a $60 million mixed-use project it is developing with Alex Brown Realty, Inc. in Belcamp, Md.
In addition to developing the 467,000-square-foot campus located at the intersection of Routes 40 and 543, Manekin also handles its construction, property management and leasing, with Joe Bradley, SIOR and Matthew J. Haas, SIOR as the leasing agents.
Water’s Edge ultimately will comprise four mid-rise office buildings and four single-story office/retail buildings, as well as a hotel, restaurant, putting green, nature walk and fitness center.
The campus currently comprises three mid-rise office buildings and three one-story office buildings – which are all completely occupied.
MID-RISE OFFICE LEASING
Manekin recently signed the following leases at the third mid-rise office building located at 4694 Millennium Dr.
- Joint Research And Development, Inc. will occupy 2,157 square feet of space on the first floor,
- Computer Sciences Corp. will occupy the entire fourth floor (20,347 square feet of space) and
- Booz Allen Hamilton, Inc. will occupy the entire third floor and a portion of the second floor for a combined total of 35,124 square feet.
These lease transactions expand Booz Allen’s presence to 65,124 square feet at Water’s Edge. The strategy and technology consulting firm already occupies approximately 30,000 square feet (a full floor and spaces on two additional floors) at 4692 Millennium Dr.
“Booz Allen chose the Water’s Edge property because of its convenient location between the entrances to Aberdeen Proving Ground, and the easy access from both I-95 and Route 40, plus the ample parking makes it convenient for both staff and clients,” said Booz Allen Vice President Nicole Funk. “Staff will also be able to enjoy the onsite exercise facilities.”
Manekin also signed two leases at the third single-story office/retail building, 103 Bata Blvd.
Telcordia Technologies, Inc. will occupy 5,200 square feet and Bowhead Technical & Professional Services will occupy 4,800 square feet. Johns Hopkins Community Physicians is the building’s lead tenant with 14,000 square feet.
“These new leases are a positive sign that BRAC really is happening and that Water’s Edge is a premier location for defense contractors serving Aberdeen Proving Ground,” said Bradley, who is in discussion with several prospective tenants for the campus’ fourth mid-rise and single-story buildings.
