Manekin Breaks Ground Again at Water's Edge

The third one-story office building is now under construction at Water’s Edge Corporate Campus in Belcamp, Md.

Manekin, LLC has broken ground on 103 Bata Blvd., a 24,000-square-foot building scheduled for February completion. The lead tenant will be Johns Hopkins Community Physicians, which signed an 11-year lease to operate a primary care facility.

“Waters Edge continues to evolve as a full-service campus,” said Manekin, LLC Vice President Matthew J. Haas, SIOR, who handles leasing and sales of the Water’s Edge Corporate Campus with Joe Bradley, a broker with Manekin.

“Johns Hopkins Community Physicians will serve the residential and commercial population in and around Waters Edge with the finest primary care available,” Haas added. “This move represents an immediate need and one for the future serving BRAC with Waters Edge's proximity to APG.”

Overall, Water’s Edge Corporate Campus is a $60 million mixed-use project being developed by Manekin and Alex Brown Realty, Inc. at the intersection of Routes 40 and 543. In addition to developing, building and leasing the 467,000-square-foot campus, Manekin also is the property manager.

Upon completion, Water’s Edge will comprise four mid-rise office buildings and four single-story office/retail buildings, as well as a hotel, restaurant, putting green, nature walk and fitness center.  The campus’ first two one-story office buildings, located along Bata Blvd., are occupied by such tenants as Bay Gull Grill, Henning & Cole, Long & Foster, Ranstad and Dr. Surendra Milak.

GW Stephens & Associates, Logistics Management Institute, Applied Research, Regal Decisions, STEM International; TSLP; Booz Allen Hamilton, Ellin & Tucker, Chartered; D&S Consulting, Inc., MSA, Inc, The SURVICE Engineering Company, MITRE Corporation, Engineering and Professional Services Corporation, SafeNet, Inc., and CACI Corporation occupy the first three mid-rise office buildings.

4694 Millennium Dr., the campus’ third mid-rise office building, also houses the APG area’s first ExecuCentre. The 4,000-square-foot ExecuCentre offers small spaces at flexible lease terms. Tenants can lease furnished suites and share a conference center, kitchen and restrooms. Plus, they have access to the campus fitness center.
